Dortmund logistics investment strengthens Newport’s German portfolio

Newport Logistics Fund III has added a new logistics and light industrial investment in Germany’s Ruhr region, one of the country’s key logistics and industrial markets.

The investment, known as Dortmund, is located in Schwerte, North Rhine-Westphalia, close to the A1/A45 interchange. The location gives the Fund exposure to a large and supply-constrained German market, supported by strong regional infrastructure and established industrial demand.

The project will comprise approximately 18,500 sqm of logistics and light industrial space. The format is designed to support occupier flexibility, with potential for either single-tenant use or division into two units.

The investment rationale is based on Ruhr region fundamentals: constrained supply, low vacancy, motorway connectivity and access to a new municipal industrial park developed in close cooperation with the city and TechnoPark und Wirtschaftsförderung Schwerte GmbH.

Dortmund is designed with a focus on operational performance and sustainability-led asset quality. The project is targeting DGNB Gold certification and will include fossil fuel-free heating, a photovoltaic system, rainwater use, smart metering and e-mobility infrastructure.

Completion is planned for Q3 2027.
