
Newport Logistics Fund II’s Lyon asset achieves BREEAM Excellent certification
The 7,300 sqm cross-dock logistics facility at Lyon Saint-Exupéry Airport, held within Newport Logistics Fund II, has achieved a final BREEAM Excellent rating under BREEAM International New Construction Version 6, with an overall score of 73.5%.
The certification converts a sustainability target set during the development stage into a verified asset-level result. The facility achieved particularly strong scores in Water at 100%, Energy at 91%, and Health and Wellbeing at 82%.
The asset incorporates rainwater harvesting for sanitary use, a 500 kWp rooftop photovoltaic installation, a Class A building management system, sensor-controlled LED lighting and three dual EV charging stations. Together, these systems support more efficient management of energy and water during the building’s operation.
Reducing embodied carbon was also an important part of the construction approach. The calculated embodied carbon intensity was below 350 kgCO₂e per sqm of built area, supported by the use of lower-carbon steel, concrete, asphalt and selected interior materials.
The final certification confirms the asset’s environmental performance and strengthens its investment profile through independently assessed building quality. It also reflects Newport Logistics Fund II’s focus on delivering logistics assets that combine strong locations with efficient building systems and long-term asset quality.
