£47.5m financing secured for Panattoni Wakefield 500

Newport Logistics Fund III has arranged £47.5m of loan financing from Merseyside Pension Fund for Panattoni Wakefield 500, a major speculative logistics development under construction in West Yorkshire.

Located at Wakefield Europort, the development will provide approximately 46,500 sqm (500,000 sq ft) of Grade A logistics space. It will be the region’s only speculative unit of this scale and one of the largest Grade A logistics opportunities in the North of England.

The location provides access to the M62, M1 and A1(M), as well as nearby intermodal rail infrastructure. This connectivity supports distribution across the North of England, the Midlands and the wider UK.

Panattoni Wakefield 500 is targeting BREEAM Outstanding, an EPC A rating for the warehouse and net zero carbon in construction. Practical completion is scheduled for Q2 2027.

The financing supports the continued delivery of the development and reflects lender confidence in the investment. Merseyside Pension Fund was advised by CBRE UK Lending.

Newport’s Linz asset more than half leased following new agreement

A new logistics occupier has leased more than 6,200 sqm at Newport’s Linz asset in Upper Austria, bringing the 41,500 sqm property to more than 50% leased.

The occupier will use the location to coordinate logistics operations across Europe. Together with Rosenbauer Group, which is already present at the property, the new agreement strengthens the occupier base and increases income visibility.

Known locally as Panattoni Park Ennshafen, the asset is located between Linz and Vienna within the Ennshafen industrial estate. It benefits from trimodal connectivity via road, rail and inland waterways, including access to the Rhine–Main–Danube corridor, a nearby container terminal and direct links to the B1 and A1.

The lease represents an important step in the stabilisation of the investment. It reduces speculative exposure and provides further evidence of occupier demand for modern logistics space in Upper Austria.

The property forms part of Newport Logistics Fund II and was the first investment financed by the fund.

European Logistics Market Overview Q2 2026 now available

Newport by Panattoni has published its latest European Logistics Market Overview Q2 2026, providing an update on the key trends shaping logistics real estate across Europe.

After a period of market adjustment, the sector is showing signs of stabilisation. However, the next phase of the cycle is becoming more selective. For investors, growth alone is no longer the main story. Asset quality, location, occupier demand and disciplined capital deployment are becoming increasingly important.

The report looks at the current investment environment for European logistics, including the return of transaction activity, stabilising prime yields and the continued focus on modern, well-located assets. It also explores the structural trends supporting logistics demand, from e-commerce and supply-chain optimisation to the growing role of sustainability and technical quality in occupier and investor decision-making.

For Newport by Panattoni, these themes are closely aligned with its investment approach: building exposure to logistics assets in selected European markets, supported by strong fundamentals, tenant demand and long-term asset relevance.

Construction underway at Wakefield 500 in the UK

Newport by Panattoni has announced that construction is now underway at Wakefield 500, a major logistics asset within Newport Logistics Fund III’s UK portfolio.

Located at Wakefield Europort in West Yorkshire, the scheme will provide a 500,000 sq ft speculative logistics unit. It is expected to become Yorkshire’s only unit of this scale available on a speculative basis and one of the largest Grade A logistics opportunities in the North of England.

Wakefield Europort is a proven distribution location, offering road and rail connectivity to the North of England, the Midlands and wider UK markets. The asset is designed to respond to occupier demand for large-scale, modern logistics space in a region with strong access to major consumer markets.

From an investment perspective, Wakefield 500 combines the key fundamentals sought by institutional logistics investors: scale, connectivity, power availability, sustainability performance and intermodal potential.

The scheme is targeting BREEAM Outstanding, an EPC A+ rating for the warehouse, an EPC A rating for the offices and net zero carbon in construction. Practical completion is targeted for May 2027.

Wakefield 500 is Newport’s fourth UK investment and further strengthens Newport by Panattoni’s presence in one of Europe’s key logistics markets.
