Silesia City reaches full occupancy following lease expansion

Silesia City, a c. 62,500 sqm logistics investment within Newport Logistics Fund II, is now fully leased following an expansion by one of its existing logistics occupiers.

The asset is leased to three occupiers: Intermarché, Raben Group and an international logistics provider. This diversified occupier mix limits concentration exposure, while full occupancy strengthens visibility over the asset’s income profile.

Located in Upper Silesia, one of Central Europe’s key industrial and logistics markets, Silesia City is a completed asset certified BREEAM Excellent.

Reaching full occupancy marks an important step in the stabilisation of the investment, combining scale, income visibility and tenant diversification within the Newport Logistics Fund II portfolio.

Newport’s Mainz South asset fully leased ahead of completion

Mainz South, a c. 9,400 sqm logistics and industrial investment within Newport Logistics Fund III, has been fully leased less than a year after construction began. The lease was secured ahead of the asset’s scheduled completion at the end of August.

Coating Concepts GmbH will occupy the entire building, using the facility to process high-quality carbon components for the automotive industry. The company plans to create around 140 jobs at the location.

Securing an occupier for the full building during construction materially reduces leasing exposure and strengthens income visibility. It also allows the asset to enter its operational phase directly after completion.

Mainz South benefits from access to the Mainz, Frankfurt and Mannheim metropolitan areas, strong motorway connectivity and flexible technical specifications suited to specialised production. These fundamentals supported occupier demand and reflect Newport Logistics Fund III’s focus on well-located logistics and industrial investments in established European markets.

The asset is targeting DGNB Gold certification. Its environmental features include fossil-free heating through a heat pump, rooftop photovoltaics expected to generate up to 896,000 kWh annually, rainwater reuse and EV charging infrastructure.

Newport Logistics Fund II’s Lyon asset achieves BREEAM Excellent certification

The 7,300 sqm cross-dock logistics facility at Lyon Saint-Exupéry Airport, held within Newport Logistics Fund II, has achieved a final BREEAM Excellent rating under BREEAM International New Construction Version 6, with an overall score of 73.5%.

The certification converts a sustainability target set during the development stage into a verified asset-level result. The facility achieved particularly strong scores in Water at 100%, Energy at 91%, and Health and Wellbeing at 82%.

The asset incorporates rainwater harvesting for sanitary use, a 500 kWp rooftop photovoltaic installation, a Class A building management system, sensor-controlled LED lighting and three dual EV charging stations. Together, these systems support more efficient management of energy and water during the building’s operation.

Reducing embodied carbon was also an important part of the construction approach. The calculated embodied carbon intensity was below 350 kgCO₂e per sqm of built area, supported by the use of lower-carbon steel, concrete, asphalt and selected interior materials.

The final certification confirms the asset’s environmental performance and strengthens its investment profile through independently assessed building quality. It also reflects Newport Logistics Fund II’s focus on delivering logistics assets that combine strong locations with efficient building systems and long-term asset quality.
